Step One

The Customer

One crucial step in our marketing plan is to have a comprehensive conversation with you to identify your needs, goals, timeline, motivations for selling and your financial bottom line. This is an important step to ensure we act on the best interest of our sellers and be able to negotiate with buyers in the correct way.

At this stage we will also gather detailed information about your property to assess the property’s unique features and condition through in-depth questions. By fully understanding these aspects, we can tailor our marketing strategy to highlight the property’s strengths and address the seller’s priorities, ensuring a customised approach that maximises the chances of a successful sale.

The more information we have about your circumstance and goals then more effective we can be in helping you achieve them.

It is best to be prepared for this step, we advise to take some time to write a list of your goals, timeline and motivations, also take some time to factor in all all the cost associated with selling (and Buying ) in order to calculate your bottom line.

Step Two

Pricing strategy

Its is important to discuss and agree on a ‘marketing price’ ( see Note ) We shall advise you on the best pricing strategy which shall be based on factual market evidence ,comparable and industry knowledge including our experience in your local area.

It’s important to remember that the purpose of a marketing price is only to attract maximum interest. It has no relevance to the true value of a property. In fact, the wrong marketing price can seriously effect your chances of achieving a premium price. Too high and your house may not attract enough interest and stagnate on the market, too low and you will attract people who are unable to pay the premium price even if they wanted to.

Note:

The marketing price is not an asking price or valuation figure, it is a marketing tool to achieve a high interest in your property and does not reflect the valuation figure or asking price.

Do not be tempted into marking your property as high as you possibly can in the false hopes that you will achieve the highest price or have negotiation leverage.

Step Three

Marketing materials

You don’t get a second chance to make a first impression so quality is crucial, this is why we shall arrange for a third party professional property marketing company to produce and collate the marketing materials needed to represent your property in the best light.

The property marketing company shall visit your property to produce professional photography, 360-degree digital walkthrough virtual tour and a birds eye view floorplan.

We will then use the marketing materials and artificial intelligence to generate a detailed description of your property that sells, highlighting the key selling points, description of the location and surrounding areas and the lifestyle that comes with the property.

As this service is carried out by a third party company, a timeslot will need to be booked that best suites yours and the companies availability.

Step Four

Traditional Marketing

We will utilise the traditional methods of marketing such as Estate Agent Sale Boards, we receive on average 40% of all property enquires through this this traditional method of marketing. Local area leaflet drops is also a great traditional way to generate interest to the property.

Your property shall also be marketed on our shopfront via our high-street office where we receive a high level of footfall. This is a highly effective way to increase interest in your property.

Its is always advisory to use these kinds of marketing methods as it help reach local buyers who may not be actively searching online
and ultimately ensuring increased the chances of attracting further potential buyers.

Step Five

Digital Marketing

As the majority of homebuyers begin their initial home search via the internet, it is essential that we are able to reach as many of them and as quickly as possible. For this reason your property will be launched on the major portals such as Rightmove, Zoopla, Prime Location as well as our responsive company website.

Step Six

Database

Step Nine

Viewing strategies

We conduct agent accompanied viewings as they are crucial to ensure professional representation, enhancing buyer confidence and ensure a smoother transaction process. We also find that buyers feel more

comfortable and will be more honest to the agent over the homeowner, this is importing in getting honest unfiltered feedback.

It is always advisory to carry out bulk block viewings to establish demand and if the opportunity is available, an open house viewing day is always recommended.

Note:

Kerb appeal is very important and often gets overlooked. A potential buyer might immediately write off your property if the outside of it doesn’t look attractive and welcoming, without even seeing the interior of your home.

Viewing Feedback

We have processes in place to receive unfiltered feedback from every single viewing and this feedback shall be sent to you on each occasion. We shall also generate a report of all the viewing feedback as this is crucial information to look at in Step twelve where we conduct an overall review.

Note:

On average, it will take about 10 viewings to secure a buyer and as a property can only have one buyer, feedback from the other

nine people can help you to secure that offer.

Do not be disheartened by negative feedback as your property is 'not everyone's cup of tea' and be prepared for some viewers to leave no feedback at all as this can happen from time to time.

Step Eleven

Monitor and reporting

During the marketing process, we shall be monitoring the effectiveness of the marketing and analysing the click through rate (CTR) and making improvements or changes where necessary.

On a weekly basis we shall send you over a report highlighting the property views on the portals and click through ratings for your records. These reports are a good indication of how your property is performing in comparison to other similar properties currently available on the market.

Note:

Have a look on the portals for similar properties currently on the market in order to gauge how you can improve interested to your property.

On average after the first two weeks, interest generally drops by 50% therefore, the click through rates needs to be between 6-10% after this.

Step Twelve

General Review

After four weeks, we will arrange for a general review meeting with you. During this meeting we shall review the marketing of the property and Click Through Rate reports alongside the market comparable reports. We shall also examine the interest we have received to date and cross reference with any feedback we have received from the viewings carried out.

Note:

If the property has not received any offers, it is not advisory to leave your property sitting there on the market, hoping someone will come along and make a sensible offer at some point. A good marketing plan is to control the process and take certain steps to change the outcome

Step Thirteen

Offers and Negotiation

When offers come in and its time to negotiate we will revert to our preparation in Step One of our plan regarding your goals and bottom line. Its is important we maintain patience and stay firm on your priorities while being open to reasonable compromises to facilitate a successful sale.

We will use our experience in negotiations and listen to potential buyers' offers and respond thoughtfully, aiming to find a middle ground that benefits both parties.

The most crucial part of negotiating offers is to insure every offer is correctly qualified, identifying both the potential buyers’ chain and financial position and conducting due diligence checks on conveyancing instructions and mortgage applications before entering into any sale.

Note:

Between 30-40% of property sales fall through before exchange of contracts, one of the principle reasons being that the correct due diligence wasn’t carried out by the estate agent at the point of negotiation.

If you receive one or more offers early on in the marketing process, be very cautious in trying to beat the market and holding out for more. Research shows that the best offers usually come in during the first four weeks of marketing a property.
